Procurement Strategy & Contractor Tender

We define the most appropriate procurement strategy for each development, whether through a main contractor, construction management approach, or client direct trade procurement.

We lead the contractor tender process, including preparation of tender documentation, evaluation of returns, and negotiation of commercial and contractual terms - ensuring clarity, competitiveness, and alignment with the project objectives.

Building Contracts & Commercial Structure

We structure and review building contracts to ensure that scope, responsibilities, programme obligations, and commercial terms are clearly defined.

This establishes a robust contractual framework that protects the client’s position and supports efficient and controlled delivery throughout the construction phase.

Programme Management & Delivery

We develop and manage detailed construction programmes, breaking down all activities to ensure efficient sequencing and coordination across all trades.

Leveraging experience from managing over 1.5 million m² of construction, we maintain continuous control through site inspections, progress meetings, and design coordination - tracking performance against programme, quality standards, regulatory requirements, and Health & Safety obligations.

This is supported by structured reporting and financial tracking, including valuation of completed works, milestone payments, and alignment with contractual obligations.

Commercial Management, Payment Strategy & Cost Control

We manage the full commercial aspects of the project across both design and construction stages, ensuring that financial decisions support efficient delivery and long-term viability.

 

We define and implement payment strategies for all project stakeholders, including; contractors, consultants, and suppliers - tailoring structures to suit the project’s requirements. These may include milestone-based payments, monthly valuations based on progress, or alternative mechanisms such as Letters of Intent and vesting arrangements.

We assess and certify payments throughout the construction phase, ensuring that all payment releases are aligned with actual progress, contractual obligations, and agreed commercial terms.

Cost management is maintained continuously throughout the design development stages - where the most critical financial decisions are made. By aligning design with budget, buildability, and programme constraints early on, we prevent non-viable solutions, avoid abortive work, and secure significant cost efficiencies before construction begins.

Contract Variations & Change Management

Post-contract changes to the design are carefully managed to ensure full control over their commercial and programme impact.

We assess all proposed variations in detail, considering cost, programme, and quality implications, and coordinate with all project stakeholders to establish their validity and necessity.

Quality Control & Design Delivery

We ensure that construction is delivered in accordance with the approved design, specifications, and required standards.

Risk Management & Construction Control

We provide comprehensive Risk Assessments and Method Statements (RAMS) to identify, evaluate, and manage all potential risks throughout the development lifecycle.
